PERMITTED PAYMENTS

As well as paying the rent, you may also be required to make the following permitted payments.

Before the tenancy starts

Holding Deposit (per tenancy)  One week’s rent. 

 Deposit

Five weeks’ rent for annual rent below £50,000 or 6 weeks rent for annual rent of £50,000 and above. We are members of the Deposit Protection Scheme

 During the tenancy

 Unpaid rent – Payment of interest for the late payment of rent at a rate of interest of 3% above the Bank of England Base Rate from Rent Due Date until paid

 Utilities, communication services, (eg Telephone, Broadband), TV Licence and Council Tax

 Lost keys or other Security Devices – reasonable costs for replacement of lost keys or other security devices.

 Variation of Contract (Tenant’s Request)  £50 (inc vat) per agreed variation.  

 Change of Sharer (Tenant’s Request) £50 (inc vat) per replacement tenant or any reasonable costs incurred if higher.

 Early Termination (Tenant’s Request)

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.  These costs will be no more than the maximum amount of rent outstanding on the tenancy.

 Contractual damages in the event of the tenants default of a tenancy agreement and any other permitted payments under the Tenant Fees Act 2019

 Non Housing Act Tenancy Fees not affected by the Tenant Fee Act 2019

Tenancy Agreement £250 inc vat

Credit referencing – Company £120 inc vat per application

Credit referencing – individual £60 inc vat per application

Guarantor - £60 inc vat per application

Renewal Tenancy agreement £250 inc vat

Deposit – 1.5-2 months rent depending if unfurnished or furnished property

Inventory check out charges - £90 - £450 inc vat depending on size of property

Deed of Assignment - £250 inc vat

Deed of Surrender - £250 inc vat
Deed of Variation - £250.00 inc vat

Credit referencing as above

 Stamp Duty Land Tax – This tax is payable on tenancies where the rent exceeds £125,000
