A parcel of land separated into two paddocks between the villages of Cranbrook and Hawkhurst. The land is situated on Trenley Lane, Gill's Green and opposite the parcel of land is a byway leading into Bedgebury Forest. Bedgebury Forest is free to ride on the main tolls or a subscription can be taken out for full access of all areas. There is a network of bridleways across Bedgebury Forest but to ride off the bridleways will require a permit. We would recommend that any interested applicant makes further investigation.

The land would be let on a yearly grazing licence for livestock or horse grazing only (maximum of four horses).

The land consists of approximately 6 acres (unmeasured) of pastureland which is boundary fenced with stock proof and post and rail fencing (applicants should ensure the fencing is suitable for their use) with a central mains and water trough and a modern mobile field shelter with feed store (13' 3" x 9' 7"). The shelter is of wood construction under a material fibre corrugated roof, movable on metal skids, with a roof overhang to the front. Internally, the field shelter is earth floored but with rubber matting and kicking boards. Within the field, there is an area fenced off for manure collection. Any manure collected by the grazier would be at their expense and liability to have removed from site at suitable intervals.

The land is on a gentle sloping gradient with a hardstanding off-road parking entrance.
There are no entitlements allocated to this land. There are no shooting rights held over this land but the local shoot does reserve the right to drive pheasants from the pasture if required.

Viewings are strictly by appointment with the sole agent but viewings can be taken by appointment and unaccompanied at the viewer's own risk.  the entrance gate is locked at all times and the viewer would have to climb the gate at the hinge end.  We would recommend that the land is approached via Park Lane then take the first turning onto Trenley Lane and the paddocks will be located on the left-hand side.

Interested parties will be credit referenced prior to signature of the Grazing Licence and there is a referencing fee of £95 plus VAT for this to be carried out at the applicant's financial liability.

Rent: £300 per calendar month in advance
Deposit: Six weeks' equivalent rental deposit
Water supply will be at the graziers cost if and when a water meter is fitted.
