All of Calgarth’s apartments are fully self-contained and unique - varying in size, position, layout, views and facilities. We therefore have options to suit most preferences and budgets (subject to availability). Most are 1 bedroom, with a small selection of 2 bedroom options too.

This spacious and beautifully renovated, 1 bedroom, first floor apartment is one of our premium properties. Enjoying generous proportions and character features. With South and West facing sash windows, this elevated apartment offers stunning views over Lake Windermere, the grounds and the fells beyond. Wild deer can be regularly seen in the adjoining fields. Accessed via a single staircase and also a stairlift.
The basic rent payable for Flat 23 is just £1,025 per month.
In addition to the ‘rent’ is a reasonable service charge of £320 per flat per month. This monthly service charge includes: HEATING, HOT WATER & LUNCHES!
Therefore, the total payable for this spacious and newly renovated 1 bed flat is £1.345 per month (including the heating, hot water and lunches).
A freshly prepared 3 course lunch, including tea & coffee, is provided Monday to Friday (excluding bank holidays) and served in the communal dining room. Our lunches are included in the standard service charge, and the cost is subsidised to offer exceptional value for money (currently equating to approximately £5.70 per lunch!).
Including lunches is optional. The vast majority of our residents do choose to include lunches - they enjoy the high-quality food, convenience and the regular social aspect of dining with fellow residents. Where a resident decides to opt out of lunches, the service charge is reduced by £120 per month. (Flexibility: Residents can change their mind and opt in / opt out of the inclusive lunch package at any time by giving us 1 month notice.) In the case of a couple renting a flat, where both people wish to have the food option, an additional £120 is payable on top of the standard service charge.

We offer long term homes, with flexibility. Although we are ideally suited to residents wishing to make Calgarth their long-term, primary home, we offer a flexible ongoing ‘occupancy agreement’ for peace of mind. Many of our residents stay for several years, with some previous residents having lived at Calgarth for 20+ years. Prior to a new occupation, flats are normally given a cosmetic refresh, along with any other upgrades and repairs they may need. At the start of each new tenancy, in lieu of a traditional security deposit, we ask for a sum equivalent to 1 month’s payment to be lodged with us to cover wear and tear and any updating required at the end of the occupancy.
One of the best things about the Calgarth lifestyle is the residents, and the feeling of being part of a friendly community. Our residents vary in age and background. Some lived locally beforehand, whilst others have relocated for the scenery, peace & lifestyle, or to be closer to family in the area. For many, the move also coincided with the desire to downsize, free up equity/cashflow and to live a more relaxed and independent life.
There is as much, or as little, social life as you wish to take part in at Calgarth. Most of the activities are organised directly by the residents. These include film nights, tea/coffee mornings, restaurant & pub visits, garden parties, board games and sometimes just relaxing in the residents’ lounge having a chat and enjoying the views. Many residents still drive, and there are often informal trips to supermarkets and shops on an ad hoc basis.
It is important to note that Calgarth Park is not a care home and no in-house care/medical services are provided. Although there is a minimum age restriction, it is very much suited to residents who can, and want to, live independently and manage their own affairs. Having said that, the upper floors are accessible via stairs, lifts and a stairlift and each flat is equipped with an emergency call service. There is an on-site house manager to help with residents’ day to day needs and the running of the building & grounds. Residents are also welcome to arrange for their own private daytime care & housekeeping services, should that be required.
Guests are welcome at Calgarth. For times where you would prefer separate accommodation for guests, there is a dedicated guest double bedroom suite (available by pre-booking, on a first come first served basis, and currently priced at just £25 per person per night).
There is ample, free, on-site parking.
Calgarth Park is in a beautiful, semi-rural setting, peacefully situated at the end of a 500m long private drive. There are regular bus services along the A591 in Troutbeck Bridge, which connect to Ambleside, Windermere and Kendal. (Approx distance to Ambleside: 3 miles, Windermere: 1.75 miles, Bowness: 2.5 miles, Kendal: 10 miles).

Calgarth Park (The property) is run by the Lake District Housing Association, a registered local charity. The operation of the charity and building is overseen by a committee of volunteer trustees, supported and complemented by a dedicated team of superb employees – including a scheme manager, accounts & admin, chef and catering/housekeeping staff. Calgarth Park is operated on a not-for-profit basis, with any annual surplus funds retained and reinvested into Calgarth, to support the quality and long-term sustainability of these exceptional and rare lifestyle homes.
At the start of each tenancy, in addition to the normal rent and service charge, we require the equivalent of one month’s payment to be lodged with us. This is put towards any repairs and maintenance required at the end of a tenancy.
